A Northern Beaches childcare centre with a Pilates studio, meditation space and a 400-strong waitlist has just been listed for sale, drawing attention from investors and families alike.
A Long-Awaited Addition to Northern Beaches
Saltwater Preschool, located at 30 Queens Parade in Newport, was completed in early 2025 and built to serve the area’s growing population of young families. The 2,387-square-metre site is licensed for 88 children and features wraparound outdoor play areas and a grand double-height entry.

Designed in a Hawaiian-inspired plantation style, the centre includes unique touches that set it apart from typical childcare facilities. A dedicated staff level offers a Pilates studio and meditation space to support educator wellbeing. It also includes a secure basement car park with 23 spaces for safe, all-weather access.
Critical Childcare Shortage Fuels Demand
The Northern Beaches has long struggled with a shortage of childcare spots, particularly for children under two. More than eight children are on a waitlist for every available long day care place, triple the Sydney average.

Saltwater Preschool, now at full capacity with over 400 enquiries, is one of the few centres in the area that accepts children under two. Its rapid uptake highlights the urgent need for more early learning services in suburbs like Palm Beach, Whale Beach and Avalon Beach.
A Secure and Scalable Investment
Saltwater Preschool is run by a family-owned operator also behind Bluey’s Treehouse and Billy Kids. The centre is secured by a 20-year triple net lease to 2045, with two 10-year extension options to 2065.

It generates a net income of $700,000 per year plus GST, with the tenant covering all outgoings including maintenance. Rent increases are tied to the greater of 3 per cent or CPI, offering stable growth. This lease setup provides a low-maintenance, long-term investment opportunity.
Expressions of Interest Now Open
Saltwater Preschool was offered for sale through Stonebridge Property Group via Expressions of Interest, which closed at 3pm AEST on Monday, 30 June.
With childcare access still limited across the Northern Beaches, centres like Saltwater remain critical to supporting young families. The overwhelming waitlist speaks to the region’s growing demand and lack of available services.
